          The custom home report is customized to your home.  Most subdivisions have multiple model (ranches, 2-stories, tri-level, etc…) options.  Also, some of the homes are bigger models and some are smaller.  The goal of this report is to compare your house with houses that are as similar as possible.  While this will not give you an exact value, it will give you a very strong idea of your home’s value.  Even if you are not selling in the near future, wouldn’t you want to know where you stand financially?

          Below is a generic form to allow me to differentiate your home from others in your subdivision.  

          Below the form, I will take you step by step through what you will receive in your report.

average sold price

      FYI –  Average Sold Price, Average Price / Square Foot, and  Average Days on the Market are all neighborhood averages.  The software does not allow me to delineate any further than by mapping a neighborhood / area.   

     #1.  Average Sold Price –  The average sold price for every month in the last 5 years.

     #2.  Hover – Hover your mouse over any month to see the exact sold price average for that month.  

average price / square foot

     #1.  Average Price / Square Foot –  The average price homes are selling for per square foot of living area.  5 years of data.

     #2.  Hover – Hover your mouse over any month to see the exact price per square foot average for that month.  

average days on the market

     #1.  Average Days on the Market –  The average days it takes a house to go under contract, not close.  5 years of data.

     #2.  Hover – Hover your mouse over any month to see the exact average days on the market for that month.  

Active properties

     #1.  Active Properties  –  This is an example.  Your report will show only similar homes.  

     #2.  Address Link – You can click on this link to see all information and pictures associated with this listing.

     #3.  Average – The averages for all active properties on the market. 

Under contract properties

     #1.  Under Contract Properties  –  Understand that the list price is not necessarily the under contract price.  You will only know the final                                                                 price once the property closes.

sold properties

     #1.  Sold Properties  –  A list the sold properies.

     #4.  List Price – The last price that the home was listed for.  This is not necessarily the original list price.

     #5.  Sold Price – This is the final sales price.

     #6.  Sold Date – The sold date starts with the most recent sale and goes back 6 months.  Check at the bottom to see if there are more.
