October 2018

          Stonebury is a beautiful little neighborhood located on the Southern end of Highlands Ranch.  While a smaller neighborhood (only 87 houses), the houses are all on the larger side.  Due to the size of the neighborhood, the market statistics can get skewed due to a smaller sample size.

          There is 1 Active Listings at the time of this writing.  In the last 5 years, the number of active listings have fluctuated between 0 – 4.  Again, Stonebury is a smaller community, so this is to be expected.

          The number of Under Contract Listings is 0.

          The number of Sold properties in October was 0.  In fact, the last time a home sold in Stonebury was in July when 2 properties closed.  

          The Median Sold Price in October was $689,800.  Compare this number with the $665,000 median sold price in October 2017 and you will see a modest 3.75% increase in property values year over year.  This number is definitely in line with the overall real estate market as the velocity of appreciation seems to be slowing all over the metro Denver area.  It can be tough to see it slowing, but we have seen close to 10% a year for the last 5-6 years, so the market may just be taking a breather.

          The Median Price / Square Foot was $157 in October.  This reflects a roughly 9.80% increase over the $143 in October 2017.

          The Average Days on the Market for October was 22.  This represents a decrease of 56% of the October 2017’s 50 days on the market.

          All in all, the real estate market in Stonebury is participating like all other neighborhoods in the metro Denver area.  Still solid, but with a slowing appreciation rate.
